Define the business requirement
Write down usable area, preferred locality, floor preference, parking, frontage, lift requirement, power needs and the type of customer or staff access you expect.
Understand the complete monthly cost
Ask about rent, maintenance, electricity arrangements, common-area charges, parking and any other recurring payments. Compare the complete occupancy cost instead of only the headline rent.
Check suitability in person
During a visit, review access, signage possibility, natural light, washrooms, internet availability, fire and building facilities where relevant, and the condition in which the space will be handed over.
Put important terms in writing
Commercial arrangements can vary widely. Ensure rent, deposit, lock-in or notice terms, permitted use and responsibilities are clearly documented in the agreement. For legal or tax questions, use an appropriately qualified professional.
